revenue land , encumberance certificate kraya kararu

Hi,
I have to register a revenue land in Dasanpaura , but i am told after the deal my Encumbrance certificate will contain my name against Kraya Kararu ... is it safe to go ahead with Deal , Can Khata transfer be done with Encumbrance certificate having my name against Kraya Kararu

if the kraya khararu (Sale Agreement) is registered, the name of the vendor(seller) and the vendee (buyer) will be generated in Encumbrance certificate. then you can go ahead. if is not registered then there will be problem.

Khatha is a different subject to that f executing the registered sale deed in your name. You should take a lawyer's opinion before buying the immovable property especially the revenue sites, where no proper procedures would have been followed nor will it be regularised if there is a deviation of more than 50%.

Dear Akshath,

Khata will not be changed in your name on the basis of a registered Kraya Kararu (Agreement of Sale) Katha will be changed, where the Ownership is changed.
