Format for transfer of property to the second owner in case of death of the first owner

Dear all,
I request you to provide me with the Format for transfer of property to the second owner in case of death of the First owner.
My father was the first owner of the property and my mother was the second owner. my father expired and hence we need to remove his name and put my mothers name in the first owner.
Once she is the first owner only then can she nominate me for the property.

if your father expired, then his share will be devolved between all the legal heirs in equal shares. so for the share of your father, all the legal heirs including your mother may relinquish their right over that share in your favour. Then your mother may gift you her share. for format consult the local lawyer or an experience document writer.

Dear Sir,
Thankyou for the revert.
Actually according to our society committee, the secretary said that me and my brother both need to give an NOC to relinquish our rights on the said property only post which they shall remove my dad's name and put my mothers name as the first owner.
we both have already prepared our respective NOC's.
Now they are asking for a formal letter requesting to transfer the name on the Share certificate post which they shall take my nomination.
Also wanted to know which is the better option a gift deed or a nomination.
