Notary building sale

Hi sir/madam,
I am looking to buy a g+2 building but the land is not registered land it's a notary land.would I be in trouble in future if I buy this property.in case if I want to buy this property what legal safety measures should I have to take to avoid any hassles in future. Kindly please provide me relevant information.reply will be much appreciated.

Dear Mr. Mahesh,

IT is not clear where you are located and where the property is located. Clarify.

It is not clear as to what do you mean by saying "it is not registered land it is a notary land".

In whose name the property is currently registered with the Sub-Registrar's Office?

Whether the seller's name and the owner's name in the sub-registrar's office tally?

Have you sown the documents to any lawyer?

What is his view?

If you have not shown to a lawyer, why?

Please note, any defect in the title to the land will travel along with the land. The defect in the title to the land cannot be cured in the hands of the purchaser. Therefore, be careful.

If land is not registered in the name of seller, he is having no title of the land.

Consult local lawyer. show all documents and discuss in detail.

The term "notary land" is unknown to law.

Suggested not to go for purchase of the building as the owner is not having title on the land.
