hi.. i want to buy a villa in pune at hadapsar (pmc limit area). the saleble area is 159.38 sq.mtr. i want to know what will its govt value.i came to know that there will be 25% add in reguler govt value since the area is more than 150 sq. mtr. is it true ?. the property is 6-7 yr old can i claim depriciation in calculation of govt value for paying stamp duty if yes then what will be percentage of depreciation.

You will get full particulars from Local Sub Registrar of Pune . However you may search in the Web - Department of Stamps and Registration Maharastra/Pune for Unit rates , basic Valuesa and Land Registration Values and guidelines for vlauations and Depriciation . In AP , genrally Buildign above ten years will get depriciatioon i.e;- 11 years old - 1% Depriciation on buildign only - there may be some other procedural rules in state of Maharastra.

Yes, as stated by Mr. Rao, you can get all the particulars needed from the Sub Registrar's office or else the same is available in the net. But sometimes it so happens that the particulars in the net are not updated. So ask in the Registrar's office.
