Hi,
I am going to purchase a flat in Mira road near cinemax. The construction made on 2005 and there no OC and society registered. Is there any solution that I can opt which will help me to protect my future loss? Please provide me solution.

before purchase you ask the builder or owner of that flat to provide all the necessary documents, if he has not the documents then tell me to get necessary permission from the concerned authority.

Majority of buildings in Mira Road had no OC.
If 60% Flats in that building had sale Deed registered, get Society Registered.
Check for Link Agr, as u must be purchasing not from builder, but from 2nd or 3rd owner.
So be careful, get possession first, avail bank loan , to check up link agr, & legal transactions. Verify all Ori Doc with him, or mortgaged to bank for loan etc.

avoid purchasing flat in buidling hich does not have building completion certifcate or OC .
if no society has been registered for 7 years and builder has failed to do so and residents have not taken any steps for formation of society
dont buy the flat .
