Regarding title clearance of flat

Dear Sir,
I have got registered Sale Deed of my under construction flat in Hyderabad in December,2012.
I had got allotment letter from my builder in April,2011 and subsequently
completed all my dues till December,2012.
On the day of registration, my builder gave me one original registered Sale Deed( done in December,2010 with other party) and original cancellation of Sale Deed(done in June,2012).
When I blasted and shouted as to why he has not informed me during all these months,
the builder said that he did for some funds and did not think to disclose the same.
Builder says that it is of no issue and no problem.
1) Since the cancellation of Sale Deed says that it comes into force from the day of execution of Sale Deed, whether it creats any legal/title problem to me ?
2) Whether there is any title break and whether it is as good as selling from first party only?

Dear Thota,
You should remember that nobody here can give you a useful answer to your query unless one has the benefit of going through the documents which you talk about.
The best thing for you is to approach a lawyer in your area, show him the documents available with you, discuss things and take his opinion. Needless to say you may have to pay for his legal services.
