Getting flat vacated from tenants

Dear Friends,
Pl. guide me the procedure of getting own Flat Vacated from tenants who are living their for last 10 months. There is registered rent deed agreement on stamp paper of 20 rupees.
The rent is taken in form of cheques and post dated one cheque is still available.
The tenants are told verbally to vacate the house 3 months back but they are neither saying no nor vacating but asking for few more days every time.
My mother is old and needs this flat as it has toilets at same level and where they are living presently the toilets are at higher floor.
The tenants are giving rent regularly but not vacating the flat which is registered in my name.
pl. suggest what to do.

send legal notice to them to vacate tenanted

what is the procedure of sending legal notice. pl share

Engage an advocate, send notice for eviction. The notice itself should work.
If not then after one month file a suit for eviction on the ground of bona fide need and for default of rent.

If legal notice becomes a futile exercise then file a petition before Rent controller of your area through your lawyer.
