Hibanama

My Grand Father has been transferred his all property to my uncle. as (HIBANAMA) can we challenge this hibanama in court.

Main Question 1st This property is not ancestral property.
2nd HIBANAMA Written on 100/-Rs. Bond but not registered and notary.

Please suggest me.
can we file suit against my uncle or hibanama?
