Mutation of land to my (kashtkar) name from owners name(zamindar

Sir,

I have 10 Bighas of agricultural land (mandi, Himachal pradesh) in my possession but few days bacck I got to know that I am listed as kashtkar on that land. And it's actual owner is stated to be some widow of some zamindar.

She has her name as owner since and before freedom and her whereabout's are not know since long before freedom and nothing is known about her legal hires either. Even my house land is in same situation.

Now I am confused if I have any legal right on this property or not. I have inherited this land from my ancestors. And I am not the only one with this situations as most of the land around mine is also in her name with current occupants as kastkar's.

So, the question is that Is it possible to get mutation of this land in my name and how ?

On the basis of long holding/possession, you may apply for mutation of records with the revenue authorities, however please confirm that whether you has been paying the taxes to the government on the land, electricity consumption charges, water tax bearing that address?, or what else papers do you have to prove your possession? Consult a local lawyer and take his further advise.

My Family has been paying the land tax since ever and is listed as kastkar in jamabandi's predated till 1930's. And apparently this lady became the owner of land after 1952(when her husband died) i.e. around the time when Zamindar abolishion act was brought into effect. Does she get any kind of immunity from zamindari abolishion act ?

Once my grand father had applied for mutation but it was denied by the teshildar because whereabouts of the lady are not known.
How should I proceed with this case ?
