Sale of part of agricultural land in maharashtra

Respected All,

There is total 19 guntha agricultural land having one survey number (gat kramank)in a gram panchayat area in Maharashtra.

Out of this 19 guntha, I want to buy 3 guntha for constructing a house.

Can I have a 7/12 for this 3 guntha on my name?
Is this sale-purchase transaction legally possible? what is the procedure?

What could be the options for purchasing this 3 guntha land legally?

No to enter name on 7/12 extract u need to purchase land more than 11 guntha depending up on area it may to 20 guntha.


If u want to purchase it then do title search for past 30 years.

In some states agricultural land can be purchased by agriculturist only. For construction of house on agricultural land conversion order / permission needed.

Local law / rules applies, discuss with local lawyer.

For construction in Agriculture land, the competent revenue authority has to issue conversion certificate. Otherwise you cannot construct house in agriculture land. Hence the question of entering your name in 7/12 will not help.
