Dear Sir,
Can the owner of the flat write the entire content in form of a letter mentioning and appointing a nominee after his death or it is mandate to fill the Form 14 in triplicate nomination form?

Dear Sir,
my friends step-dad is the owner of the 2 flats in mumbai and after his death the flats should be transferred on his mom's name. So in this case my friend wants to know that is it mandate to submit the printed nomination form in triplicate or merely a letter mentioning the nominee from his step-add would suffice.

1. Title-Ownership of Immovable Property (2 Flats) "CANNOT" be legally transferred to "anybody" based on any Nomination Form.
2. Nominee is only a "security guard /trustee" only to keep watch and to deal with the Society for its liabilities.
3. Society requires duly filled in Nomination Form in Triplicate, for its formalities.
4. Nomination Form, should be in the format, as specified in the Society bye-laws.
