I purchased a land with the help of broker . That broker cheated me and forged a agreement to sale in a 100 rupee stamp. My signature are original which he took in a blank stamp for affidavit for the purpose of namantaran .After one year when my construction was in progress he send me a notice . Alleged that I had sold my my land to him in 18 lac. And he had paid full amount of land. Also says that he is giving contract of construction in 33 lac. And paid 22 lac advance for construction on the same day. Now he had filed a suit against me . And applied to impound the document.
Please guide me what to do.
Is this document a compulsory registrable since he alleged to pay 100% payment of land in cash.

Actual market value of land is quite high but he had forged the document according to the value written in my sale deed.
There are so many typing mistakes in the document.

you can file petition u/s 340 crpc taking the plea of forgery. Let an inquiry star on this by the court.

Full case file need to be referred as to what documents are forged and how. Your signatures are original on some documents. Consult some senior lawyer and proceed.

Your signature is forged on Agreement of Sale. Agreement of Sale does not convey the title unless a sale deed is registered basing on the Agreement of sale. What are the contents of the agreement. Do you have a copy? He cannot file suit against you only on the basis of agreement. Has he cited any proof of payment of Rs.18 lakhs? Have you received such money? How do you come to know that he has filed a suit against you? Have you received any case summons? Engage a local lawyer and get a copy of plaint filed in the suit to know the contents. Unless all papers including the plaint is seen, no reply can be given on the information given by you.

You must consult a local lawyer, discuss the issues at length and issue him a proper reply notice. The unregistered sale agreement is not legally valid.

Agreement for sale does not create any title. Without disclosure of documents and alleged case papers legal opinion cannot be given.

Expert Malipeddi Jaggarao's suggestin is more apt...... as rightly putforth first & foremost the document in question is only a sale agreement whether is it enforceable by law is the question..... further proof of receiving the said amounts 18 lakhs & 22 lakhs alleged to have been paid to you... if it is a cash transaction .you have won the case. you dont go to court..let them go to court for relief...you can only contest the case....Gud luck.
