GPA site is not registered Hi sir, My father has purchased the site through gpa notary but not registered in 2007 later he registered the site through sale deed with same as purchaser and buyer after that he again gift deed to my mother. Is the site valid to sale the site yo third party or do we require the signature if the gpa holder . Thank you

Your query is not clear. Later he registered the site through a sale deed with the same purchaser and buyer, which means? To my understanding, the property of your father was gifted to your mother, if it was registered by the GPA holder then it is valid.

No gpa is just notarized with my father name not registered in the office. Can't we sell the site to third party or do we require any signature when we sell the site?

The property is validly stated to have been sold and registered by execution of sale deed by seller and purchaser.
The purchaser has further stated to have been gifted the property to his wife, accordingly the titleholder (donee/wife) can sell it to anyone of her choice.

I concur the advice of Dr.J.C.Vashista Sahib. Wife (donee )can sell the property and she need not to get signaure of gpa holder otherwise also gpa is not registered so gpa holder has no power or authority to execute sale deed

Unregistered gpa(2007) -> self sale deed , mentioned purchaser and buyer as my father only not the gpa owner name -> gift deed to mother.
Now can my mother sell the site?
