Gramakantam land registration in telangana- reg.

Dear Sir,

I've Purchased a Open plot in a village Gramakantam in telangana admeasuring 197 Sq. Yds, through unregistered sale deed, vide dated 27-07-2018. and I've started construction of house there in Sep-2022. My query.
1. From when it was become mandatory to register gramakantam Lands in Telangana, as earlier it was not happened to register gramakantam lands.
2. Can we get the title on that land based on this sale deed(unregistered).
3. How can I Get House Number for the same from Gram Panchayat.

It is not yet restored and still no Gramakhatam land will be registered in Telangana. The Govt is saying it will be updated soon. So at present, it will not be registered and you cannot get the title and house number, that too with unregistered documents. The unregistered deed is invalid.

It is settled law that that Grama Kantam land do not automatically vest in the Panchayat. Similarly, it will not automatically vest in the Government either.

So also, Government Orders are not law and even otherwise it cannot over ride express provisions of a Statute or of the Constitution of India.

As such, you have the option to approach the High Court and seek the mandamus for registration of the conveyance.

You cannot claim title to the property on the basis of unregistered sale document.
You cannot even claim title perfecting law of adverse possession.
If the registrar is refusing to register the property, you may have to wait for the government schemes for amnesty regularisation.
