Can a Housing Society take Service Charge in addition to Rent ( under Rent act Control) to circumvent the Rent control and if yes are they liable to GST

Rent of the apartment and service rendered by the society cannot be equated.

There are two aspects:
a. Renting of residential property is exempt under GST.
b. Housing Society collecting reimbursement of maintenance of expenses would be exempt upto Rs.5000 per tenant.

its not about maintenance rather can a society take service charge over and above the rent
