House land in uttar pardesh

My mother has a house land in Uttar Pardesh, she expire 10 years back.
We are two brothers, my younger brother also died 6 month back.
I want to sell this property. I am residing in Mumbai.
My question is;
1. Is it possible to complete the sale procedure (documentation) from here (Mumbai). If yes what’s are the procedure for that ?

has house been transferred in your name? has your mother /brother left any will ?

you cna give power of attorney for sale of property but advisable to go to UP and sell the said property .

Did you got it mutated in your and your brother's name after death of your mother?

If not then get it mutated first.

Mr. Sethi is right.Trusting any body with regard to property is fatal now a days.

Better get mutation complete.If you and your brother were mutated then get your brother mutated too by his heirs.

You along with heirs of your brother can execute a registered power of attorney in favor of a person you trust giving him right to sale only with limit of price you estimate to get and lay a term in POA it self that the consideration from buyer shall be received by an account payee draft
in your name by POA and shall be handed over to you before registration against your personal receipt,only thereafter sale deed shall be prepared and signed and got registered by POA along with consideration receipt issued by you.

An other guarded way may be to register a POA in favor of an broker dealing in such lands in locality only after receiving agreed consideration from him.

Otherwise sorry affairs may arise.
