Importance of property mutation

(Querist) 23 June 2014 This query is : Resolved
Hello Experts,

I have purchased a property throgh sale deed in 2003. I have been paying property tax on that property regularly and no dues left. However i have not yet applied for mutation of property in municipal corporation of delhi to my name from the transferor.

I am getting scared of hasseles in mutating the property in municipal office.

I finally have to sell this property. IS there is legal issue if i don't get it mutate to my name and then any problem in selling it?

Regards

Though you can sell property, it is advisable to mutate it in your name pending deal.

You should have mutated the property on your name soon after the purchase, but you fail to do so, however, at this stage you may sell the property to prospective purchaser without mutating the same sure him that you shall cooperate with him in the event of any difficulty faced by him during such process.

Advisable to in accordance to law if your selling the property you will need legal assistance so best take help of local lawyer, and from my perspective i shall advice mutation of property to avoid future disputes
