Laldora Property - buy or not?

Hi,

I am having a doubt, there is a property in Neb Sarai for which dealer is saying that it is LAL DORA registered property.

My doubt is :-

First - whether to buy a property which registered as Lal Dora?

Second - how is Lal Dora registered property different from other registered property?

Third - Is it legal to buy a Lal Dora property?

Fourth - what are the things I should keep in mind before buying a Lal Dora property ? (if it is legal to buy)

Fifth - can i get Lal dora property registered properly?

The term Lal Dora'' refers to village land or “Abadi” (habitation). Ideally it is an extension of the village habitation, which can be used by the villagers for their ancillary purposes such as keeping livestock.

Such land is exempted from municipality rules and regulations. In this area, one can establish residential as well as 'for the commercial activity with some approval. However, it is difficult to get loans to construct or buy property here as the land is not authorized by the city’s development authority.

Lal Dora properties are usually available at a deeply discounted price in comparison to properties in authorized colonies in the city. Since Lal Dora properties are not numbered anywhere in the country and their dimensions are not approved by a qualified surveyor, it becomes difficult to sell them. Thus, it is a lucrative but a high-risk investment.


"Unauthorized areas face the obvious risks of eviction and demolition of any structure by the municipal authority. Selling a Lal Dora property is also difficult because of unclear title records and possible land disputes
