Is the maternity benefit act applicable for self financing engineering colleges in Kerala. From what I came to know they don't come under any service regulations. Many of the institutions are giving only a maximum of 3 months paid leave.

You need to check first whether your engineering college is recognized by AICTE (All india council of technical education) this question is not directly related but it can give indication whether it is indeed recognized college or not .
There are many un-recognized college , if it is un- recognized college then forget it practically they may have violated further laws on large scale.
Second thing
All Technical education engineering architecture colleges teaching staff are just pass out and they tell them to teach , some time in some cases they are indeed not qualified to be as teachers as per AICTE etc. so jumping to take one law in hand and demanding your rights can be fatal with they terminating you that you are not qualified as per AICTE regulation or university regulation as teaching staff and we are removing you.
So before taking any adverse steps against any management first you need to check whether you are 100% correct in all respect legally then move ahead .
just to read exact weeks you can take leave I had to just check act instead I got live law article which was very useful with notification from labour ministry print our entire link and notification it can be helpful.

Most important thing please put your point humbly with management telling your difficulty when you put some point which your senior may get agitated that time tell them as request although it is your right and also give them commitment you will do better afterwards , because you should not create enemy in your senior but respectfully put your point even if they are agitated on you at first instance
