Partiton deed of family settlement

After the death of my father in law his property was divided among their family members mywife, her mother and two brothers.

It is written in Rs.20 stamp paper as partiton deed and signed by all four

No witness and it is not registered.

Is it a valid document.

My want to sell her share of the property
mentioned in the document. what is the procedure for selling this property

It is not the valid document. As per sec., 17 of the indian regn., act any property worth more than Rs.100 transferred by any means of any document should be regd.,. To avoid the future consequences it is better get it regd., It does not cost more.

Proprty recieved by inheritence wife is absolute owner you can sell your share or file suit For partition
