Pls help - tenant harrashed by frequent visitors

I am staying in a rented flat in Navi Mumbai Maharashtra with leave & license agreement of 11 months since Apr 2011. I have not registered my leave & license agreement.I have already paid brokerage amount Rs 9000 to my real estate agent broker for the deal (this is standard or fixed in Mumbai Pune regions nowadays). I am also paying my monthly rent on time since month one.
also before paying deposit to owner, I had confirmed verbally from flat owner about his plans to sell the property. My flat owner has conformed that he will not sell the property. My rent agreement is notarized with Rs 100 stamp paper along-with police NOC letter.

In July month owner has made plan to sell the flat, where I am staying. Since then almost on every alternate day, at any time, I am having new and strange visitors. I had already informed my owner to send any visitor between morning 8-11am time, moreover have written notice on my flat's door about visit time.
Now owner is asking me to allow flat visitor at any time of the day. This is just most annoying for my family. Everyone is fade-up with regular unknown people's visits. Anytime, any agent/broker arrives with interested buyers, they keep ringing my flats bell or lock continuously. If my family allows them to enter in flat, we need to clean the floor once they leave premise. This is pathetic thing to follow without any proper reason.

How can I stop such visits and keep unknown people away from my flat? Can anyone help me?

As you have no any written agreement, so there is no legal scope to end this problem except to talk with owner and fix visiting time as you are agree for that. Though you can seek injunction against owner or his agents to visit every-time and to interfere in your private life but definitely it shall be a big burden over you to enter in court. Better solve it mutually.

Respected Rajkumar Sir,
I have done written agreement for 11 months with Rs 100 stamp paper, also got it notarized. Moreover I have police NOC from local police station, which is mandatory for all Mumbai residents staying on rental basis.
Only, I have not got my rent agreement registered at Municipal corporation or CIDCO or court. Generally most of tenants don't register their rent agreement (as it costs more than 2-4k).
Pls suggest in this case.

since 5 months have already passed , issue notice to licensor that you would like to terminate agreement as you are fed up with constant stream of visitors .

if under agreement one month notice is provided for then give on emonth notice .

licensor will not wan to lose the monthly income he is getting from you for the flat . hopefully he will compromise

Hello MSB, First of all let me tell you rent agreement is not supposed to be registered at Mun. Corporation or CIDCO or Court, this has to be registered at Registration Office. Though you fear that your document is not valid in the eyes of law, but you are not a trespasser also. You hold a duly stamped agreemnt with the witnesses signing it off, which is not registered but the liablity lies with the owner of the house to get it registered, in the absence of which you have all the rights to knock the door of the Court, and you will be deemed to be legal tenant. FYI the registration for the L & L agreement doesnt cost 2-4k, it shall be the minimum value excluding Lawyer's fees. Pls check.

Registration is not compulsory for leave and licence agreement for 11 months period. You refuse the visitor and ask them to come at the time convenient to you.
