Avinash files a suit against Suresh & Brij to obtain the possetion of House X. During the pendency of the suit Dinesh Transfer House X to Mahendra. Ultimately, the court passed a decree in favour of Avinash and against Suresh and Brij. Is this decree binding against Mahendra as well ?. Please Suggest.

Avinash could have impleaded Mahendra as defendant. Now this decree is not binding on him because there is no judgement against him and he is not party to the proceedings.

Yes. Since M bought the house during pendency of litigation, M is hit by "lis pendens"
