Prperty can be purchased under section 43 of bombay tenancy law and agriculture land act -1948
Sir,the said land in maharastra is transfer to the said farmer under section 32 M on Tillers day( 1st April 1957).The said farmer had transfers his name on property card under section 32 M and he has the said certificate. The land in question was agriculture land in 1957 but today the status of the said land is " Residential Zone "
Now I want to purchase the above said land.
# Whether I am eligible to purchase the said land ?
# Can the Collector stop us from purchasing the said land ?
# Willthe Collector ask for HEAVY NAZRANA ?
# Request to guide us.

1. Even if the land is in a residential zone, the land status still remains "agricultural", unless appropriate proceedings are executed. Declaration of a residential zone, does not render the agricultural land as a residential land (NA Land).
2. Tillers land can be purchased by taking appropriate permission from the collectors office, after payment of the relevant nazrana, BUT ONLY BY A AGRICULTURIST.and not by a non-agriculturist.
