Re-application for mutation of a land?

(Querist) 09 August 2015 This query is : Resolved
Helo Respected Sir/Madam,

As I am interesting in buying a piece of agriculture land in Delhi.

The ownership documents of this property are clear.

But its Mutation was spending.

The owner applied for the Mutation but due to some serious illness could not pursue his case.

The case got declined somehow.

Now he is okay. Can he re-apply for Mutation?

My dear Ynot Legal services, just make a re-check, the other query is not similar, not at all.

Two posts by same persons does not make the posts similar.

I give you an elaboration.

Ramayan, the story may be same but illustrations, descriptions, understandings may be various.

Similarly, I have quoted a specific kinda of property, but the issues may be various.

Hope I am clearer.

take help of lawyer to verify all documents of land .
Chanchal Nag Chowdhury (Expert) 10 August 2015
Mutation does not prove title to the land. If his documents of ownership is in order, go ahead with the purchase,Mutation or no Mutation. However, U R advised to check local laws to check any restriction on transfer i.e., whether there is any restriction on transfer to/from SC/ST etc.

Consult a local lawyer with all documents, no opinion can be formed from such information.
T. Kalaiselvan, Advocate (Expert) 15 August 2015
For buying an immovable property, it always better to take a proper legal opinion from a local lawyer by producing the relevant papers/documents before him/her, this will ensure the security for your fund proposed to invest in such an asset.
