Hi,
I am planning to buy a property in Bangalore,which was developed by a private developer
My question is whether the RTC gets updated with the latest owners name, after the DC conversation of land.
My developer had brought the land from person x and in RTC person x name appears,but before selling the land to developer he had done DC conversation of the land,
now the developers name doesnot appear in teh latest RTC,but in EC the developer name appears,
So when i asked the developer he said since it has been DC converted before i purchased the land so my name doesnot appear in the Latest RTC.
Is the developer correct in saying this

The term DC refers to District Commissioner, the officer who has the authority to approve conversions of agricultural lands into residential or commercial use. Upon such conversion the land looses it's agricultural nature and non revenue payable.DC conversion requires that the layout plan has been approved by a town planning authority, like BDA, BMRDA, BIAPPA etc to ensure that proper space has been allocated for roads, parks and other amenities as per government rules. Without their approval, DC does not give the conversion order.
R.T.C (popularly known as Pahani) contains details of the total extent of land, names of the present and previous owners, kind of soil and crop,etc.
Hence your developer's statement is correct
as now the mutation would go before municipality or planning authorities.
