I have purchased 160dec from land owner and it was disputed concern with common road. We both mutually agreed to resale and repurchase by executing Notarized Contract. It was agreed both that 62dec of land to resale and repurchase connecting to the common road. It was also mentioned in the Notarized contract Now the land owner is not registering in the sub registrar office. I have also started my construction work and took possession in the revised plot area as per our contract

I have written in very short but each and every thing is mentioned in the Notarized contract document. But land owner simply denies to get it registered

Any transaction pertaining to an immovable property by an unregistered document is invalid in law and cannot be enforced. Hence better get it registered otherwise cancel the transaction or sale.

Yes. And there is a dispute for common road to that land, you cannot purchase it and as advised by Sri T.Kalaiselvan Sir to cancel the transaction.
