Resale property documentation

Hi,

I am willing to buy a resale flat at Vasai road (mumbai), i want to know what all document related to that property need to see at the time of purchasing the flat.
The age of the property is 15 to 20 age.
Please reply me at earliest since i need buy that flat.

Mr. Rakesh,
For resale property you need the check whether all Title Documents (agreements and Deeds) are in place.
whether All the documents are properly stamped and registered. Take all the registration recipts and INDEX -II.
The name of the seller is in the share certificate.
NOC from the Society in your favour.
No encumbrance Certificate fromn Society.
If OC is not there, take BCC or Blue prints.
If not take indemnity & Declaration from the seller.
Dont forget to take POA from the seller.
Execute a proper Sale Deed & take a good receipt for discharge of the monies paid to him.
Get the Transfer forms execiuted and delivered by the Seller to society. Make the seller to share & pay the Transfer premium equally.
Get the Search done in for Revenue & legal status of the Flat. (Sub-registrar, Collector, CTS-Talathi Office, Courts etc.)
