Rights in fathers property while mother is alive.

sir/madam...,
my father was a businessman and owned a shop and flat and some cash while dying.After his death my mother gave shop to run on rent to my sisters husband who gives monthly rent on that.we are 8 childrens ,5 daughters and 3 sons.

And my question is how much childrens have the right in fathers property while mother is still alive.?and does mother have the full right to transfer all the properties belongs to father to any one of the daughter whom is likes ...?.and do childrens have the right to claim share in monthly rent which runs into lakhs.till now mom don't shares the rent with all childrens and she is very fond of daughters,and gives money whenever they are in need ,but not to sons.

After demise of your father, you 8 children of your father and your mother all 9 are having equal rights in entire properties left by your father. Your mother is having right only on 1/9 share.

You all or any one can file a suit for partition and possession against entire properties left by your father in the given case.
