Rigth to property.

Can rigth to property change by pwer of attorney.
In nagpur sale purchase of land is stopped due to same regulations. in this case seller is ready to give registered power of Attorney in the name of buyer.Is it Legay? Is it safe to buyer?

Title over a property cannot be changed by merely giving a POA to the buyer. In such a case the ownership of the property still remains with the seller only. Legally speaking, such so called sales have no value. POA can be given to someone to execute the sale deed on his behalf and then it is perfectly valid. But to pass on the title to the buyer execution of the sale deed is a must.

Requirment for N.A. of Agricultural land to residential is that the land should be within 500 mtrs. of existing village. so land outside 500 mtrs was not N.A. Hence no registered sale deed possible. This condition is for property around Nagpur city.

There cannot be a separate law for the city of nagpur. The illegal practice is in vogue which is not in the interest of the buyer on many reasons like GPA expires on expiration of either of the parties to the GPA and it can be revoked at any moment even without prior notice, GPA do not provide ownership to its holder etc.
