Road going through my agriculture land

(Querist) 13 October 2022 This query is : Resolved 
I had purchased agriculture land in which one small tar road is going occupying my land space of 5 guntha (5000 sq.ft.) and dividing my land. Don't know if this road is mentioned or not in village map.
I am not able to use the land as a whole single piece and not able to cover / fencing of land as I cannot fence road, road blocks.
I am unable to sell land due to this road.

Please guide what is way out.
1. Is there any benefit that I can get from gram panchayat as road occupies my land.
2.Can I demand other place / land against my existing one.

Before purchasing the land, did you not observe that there is a tar road adjacent to your land? it is your mistake. However, you may submit an application with a copy of the document to the authority of Gram Panchayat/Municipality.

Why did you purchase such land from which tar road is going and dividing your land in two parts ? Now you are estopped to raise such objection before any authority.

At the time of purchase the road existed or conceptualized for acquisition for public purposes i.e., construction of road. If so, you should not have purchased,

You first of all go through your sale deed and find out if the extent and the boundaries mentioned in it are conforming to the situation which you say is prevailing.
If your sale deed states that a road is intersecting your property and dividing it into two then you cannot do anything about it now, because you have purchased it knowing very well about the facts.
Now you cannot say that you are innocent about the fact and that you are not able to sell the property.
