i planning to buy flat in understruction property in PUNE ( PCMC) having only four floors(8 flats)& builder wiil not form soceity in that apertments.
So plz guide in this situation and plz tell me about sale deed requirement ?
wat r the advanteges & disadvantegs of buying such property?

1) is it a reputed builder of Pune ?
2) check if title is clear and marketable ?
3) check his other projects in pune whether he has completed construction on time

Since this is a small project you have to be vigilant about the absolute clear title of the builder on the property. If you proceed to take even small loan from some PSU Bank, so many things including title would be verified satisfactorily.
As advised reputation of builder is to be looked into.
The builder is not agreeing for society, the + points of society would not be available.
