Sale deed or gift deed

Hello sir/ madam, my mother and my sister have a joint property in Gurgaon. My mother wants to name it in her name completely & my sister has no issue in that. What r the legal procedure of converting joint name in a property to single name with minimum expense. We were suggested that either my sister should give it as a gift ( of her part in property) to my mother or should should show it as sale to my mother. What is the best way , the procedure, the expense included, how much is the stamp duty to be paid , is it to be done precisely in Gurgaon court or in any court in India or is to be done in sub registrar office, will both my mother & sister presence is required or if one present & other authority letter can do the needful etc. Please advice

Better execute a registered relinquish deed in favour of mother, nominal expenses Wii be incurred to execute the same.

Agreed with above experts. Both of your mother and sister shall attend before the registration office at the time of registration of release/relinquishment deed. if any of them wants to give authority, that person shall execute GPA authorizing one person to attend before the Registrar. obtain full details from the document writer or your counsel.
