Sale of flats in green zone

Our area is declared as green zone in Ambarnath (East). Sale of flats is going on through Power of attorneys. Some purchasers register POA some do not. Investers who want to sell the flat to book profit, do not register POA. Now I want to sell my flat. What procedure I should follow ? Would be obliged for your expert guidance.

Whether it is legal to seel flats in green zone by registry as per local laws.

To me buyers are being duped by sellers in both cases of POA registered or unregistered.
The area is declared green zone before or after the construction and whether the construction made in green zone area has been raised after getting construction map plan sanctioned and passed has not been disclosed.
Anyway if registry in the area is banned by some notification by any development body constituted by law and authorized to notify then no sale can legally go.
The disposals going on in fashion can be best called transactions of mutuality but never of legality as no title can be legally transferred by the method adopted.

Dear Sir, our building was completed in 1994 and green zone was declared in 2007. Flats were being sold upto 2007 with due registration of sale deed. But after that, sale deed registration was banned. Still transactions are going on through registered or unregistered POA, although sale deed is not getting registered. There are many such buildings in green zone where this is happening. Now i am need to sale the flat. How can i sale this ? I do not want any legal hassale after words. Hope you will help me in this.
