When searching is being conducted what exactly is searched for in the Register Index at Registration Office? Is it the Name or Address? If a sale deed can be registered at Registrar of Assurance as well as Sub-Registrar's Office.. then how searching in Sub-Registrars office is sufficient? How searching report can claim that the property is free from all shorts of emcumbrances?

1- That A- Property will be under Jurisdiction of One SRO only

2- Any Transaction on the sadi Proerty to Registered under the Said SRO only

3- In SRO Ofifce , each Village will have Village Registers and Indexes .

4- Now all the Records from 1983 are coputerised

5- If You apply for EC of Sy No;- of Particular Village , all the Transactions on the said Sy No;- will be reflected in the EC

6- By Verification of sy No;- ( H No;- ) - ext , Boudareis , Location , Name of Vendor & Purchaser , it will be verified that on the given proerty ,how many transactions are recorded , if recorded Tansactisn are encumbrances or not

In some High Vlaue Advances , we will take Certiified copies of the Regd Title Deeds from SRO and Verify with the Original Title deeds of the Party and Confirm in al aspects that the Original is as per the Registration office Records !

You have to take search of 30 yrs for that particular property in the office of Sub-registrar. You will have to check up the village zone, survey number or gut no. of that property and see wheather how many transaction took place for the said property in that register. And if at all any transaction took place, certificate of extract of that register will be issued by SRO. It will ensure you the cheking of title of property and encumbrance if any on it. Encumbrances can find out from 7/12 extract also.
