Sir,
Pl. answer me if piece of land including one room is taken in lease for 11 years for factory or manufacturing purposes, then it will fall under T.P act or State(Bihar) ( Rent, Control,Eviction) act.....
Before suit of Eviction case Notice of section 106 is compulsory or not if the building is taken for manufacturing purposes for 11 years..

lease deed must have been entered into . the lease deed must be containing provisions regarding termination of lease . the terms of agreement shall be determining factor . if you want to terminate you have to issue notice of termination

Experts are right. Both the parties have a right to terminate lease and it can be mentioned in the lease deed. No matter,the said premises is used for manufacturing purposes. Contact with good lawyer, who is a good drafter for this.
