Tenant not ready to leave our peoperty

Hi Sir,

We have a tenant who was living in property since 35 years. 20 years back we lost a case against him to vacating our property. Since then he stopped paying rent as well which was at that time a bare minimum Rs 80. 10 years back he left the property as well but they have not given us the possession instead put a lock. My Father also do not want court case as their previous experience was not well. So what can be done to get the possession of the property as we are now planning to sell it off. Can we directly get the possession with local Police consent or we need to file a case again?
The grounds on which I think we should be given the possession is that its vacant from 10 years and we have not got rent from 20 years. Please guide me on it.

Better file a case of eviction and get it through court orders.

You have to file another case for eviction. Police has to do nothing in it.

Your life time if the tenant is hard worker and gets proper legal advice and plans properly.
