The Gift Deed is already Registered by my father in my favour .
I am not able to visit my native place,to apply for mutation as I am in USA.
I would like to transfer that plot to my mother's name.
Please kindly inform me how to transfer that plot to my mother's name without coming to my native place.
If transfer of plot to my mother's name not possible
please inform me how i should proceed if i want my mother to construct house in that plot as soon as possible.

You can sign POA in favour of your mother.you need not come over in India.you can sign the papers of proposal infront of consulate of India in your town and send the papers to INDA for acceptance, your mother will sign the before exe. magistrate.for construction of your house. the tranafer of plot inur mothers name will creat the same problem after your mother.

Execute the POA in the name of your other family members to do necessary acts. Thru., PA also you can transfer the property to to ur mother.

sir,
is it possible for me to give poa now since i have not done the dakhil procedure to that plot,all we have is the registered document of the plot in my name.please kindly suggest.

Transfer of immovable property is done by deed of conveyance but it must be registered.

You can execute a Regd Deed of Conveyance in your place and execute another Special Power of attorney ( A simple SRO Form) for admitting Execution of Deed before the SRO and get it attested before the Consulate and send the same to India for registration of Regd Deed in favour your mother/ or/ any other family member through Your Special Power of attorney for the single purpose of Admitting the Execution of Deed by you and Registration of the Deed before the SRO
