DEAR SIR
WE ARE HAVING A PROPERTY IN MUMBAI. AND WE ARE THE LEASER IN THAT PROPERTY SINCE 1962. THE LAND OWNER WITHOUT TAKING PERMISSION THE LAND CONVENCING TO OTHER PARTY IN 2006. TILL TODAY IN PROPERTY CARD MY NAME SHOWS THE LEASEY.
1) WHAT IS ROLE OF LEASER IN THAT PROPERTY?
2) HOW CAN I RESERVED FOR MY LEASEY RIGHT?

Whether any deed was done in past between lessor and lessee.
Lease of land is rare topic in urban area .
Although lessor or owner can sell land without your permission , now to understand your rights on property documents study is required

The lessor has to inform the tenant qua sale transaction and vacation of the premises. However, you may discuss with a local lawyer with rent agreement and proposed sale documents, if any.

THE LAND OWNER WITHOUT TAKING PERMISSION THE LAND CONVENCING TO OTHER PARTY IN 2006
As the lease holder are you paying any lease rent to whom? Any period for lease mentioned in the lease deed and governing condition. Better approach legal expert on property matters in your area for right advise.

i am the lessee in respect of the property situated at mumbai. my name is mentioned in the property card as lessee. i do not have any lease deed entered between land owner. the Land owner has conveyed the land to other party in the year 2006 without my confirmation nor i have rent receipts which my grandfather used to collect from the tenants. i am also paying the assessment tax in respect of the said property. i am not in the possession the said property except symbolic possession i.e. in the property card. now on the basis of the same can i file a suit for declaration as lessee in respect of the said property.

There are two contradictory statements in your post i.e., "my name is mentioned in the property card as lessee:, wherein you have further stated inter alia, that, "I do not have any lease deed entered between land owner", imply that it is a hypothetical and fabricated question.
Consult a local lawyer, if there is some truth in the story/query.

Lease to be for consideration to the owner. It appears you are not paying any lease rent. No document to prove. Any way you can approach the legal expert on property matter as we can not respond based on oral claims.
