Dear Sir,
Please let me know that whether approval of Town and country planning essentail before diversion of a 4500 Square feet Land located in a city ? If it was an irregular kand , what procedure should be followed to divert it for residentail use (The Use of land is Residentail)

An approval from town and country planning authorities is mandatory besides approval from other authorities namely the district revenue authorities for conversion.
