Combined agricultural land sold by elder uncle to nephew's n

Dear sir,

Subject:Combined agricultural land sold by elder uncle to nephew's name

Family: 1)Maruti (family head)2) ramchandra 3) nagoji 4)Nigappa 5)datta 6)Tukaram (now age approx 75,70,69,55,expired,54)

1) In  1968 agricultural Land (100.5 gunta)purchased by above family that time all are in undevided family.

2) Agreement made by all names & registered.in sub-registar office in chandgad ,dist -kolhapur(maharashatra)

3) agreement not submitted for diary register that time it is pending as it is.

4)In 1991 govt regranted  land after paying didpatkhand amount & named in Pherfar  register of Maruti & on 7/12 name showing maruti.

5)Now on 19/12/13 land sold to 4th nos uncles son's name he is in army now.

6)Land cost showing in agreement that is 4 lakh 10 thousaqnd/- actual it is 30 laks as per current market rate.

7)agreement made with the help of advocate

8) our elder uncle & 4th no uncle cheated to other 3 uncles.

9) cheated to elder uncle by 4th no uncle.

10) In these situation how to get land to other 4 nos uncle.

11) what is the way to solve the problem

to execute stay for the hold rights,appel,police complaint,or any other way pl inform

The other share holders to join together and file a partition suit as well as to declare the sale deed/transfer/alienation by others as null and void because it is undivided joint family property.

Dear sir

As per discussion we have approached to Advocate for Partition suit & cancellation of sale deed

But our advocate saying it is complicate case

1)7/12 is on the name of maruti

& land type is sanadi vatani

2)1968's purchase agreement is with all names (6 brothers)

3) in 1991 these  land was in government possession,due to non payment tax,

4)Notice issued to pay the didpatkhand amount by tahsil office in 1991

4)In 20.05.1991 regrant the land after paying the didpatkhand amount to government by the name of maruti

5) in 1994 that time our land exchange transaction was going on .

6) One of the land owner giving us the same area of land to other area & he is taking our land because of more suitable to him.

7) all doc't made for the exchange of land to the tahasildar & signed both the parties.

8)Talathi remarked without proper valid document it is not possible to exchange. in 8.2.94.

9)now the purchaser  party attached the document with agreement

a) 7/12 of named maruti

b) & attache ferfar patrak of named maruti how the name arrived

Remark on ferfar patrak

(dated 7.9.92  showed in regrant side ,  land is village sanadi vatani & not paid regranted amount in stipulated period ,for that possession amount &didpatkhand amount received & regranted.)

Pl give porper solution
