Help on Power!

I have entered into an agrement with a person who is selling a particular property. Have verified the legality of the document and its fine. Now this person is a power holder and his aunt is the one selling this property.

Now the question is

*) I wanted his autn to sign as well (Will be requesting the same), is this needed compulsary ?

*) If not so what all things can I make sure so that I will not have any issues in future from this person's aunt claiming the property.

*) Is a no objection from this person (i.e his aunt will be fine ?).

*) Btw for some period of time power was not accepted and later its said its fine. So should I verify if power is given in that period where it isn't accepted ? or even if power is taken in this period its still valid ?.

*) If this power person signs the document would that be fine ? though its his aunt what all can I do so to make sure their is not issues with his aunt in future ?.

I have got always some solid response from this forum, hope to get more clarity from experts.
