Land alloted on patta

Dear friends,

I am interested to buy one agricultural  land. Land was alloted to Sardar ji in 1981, and he expired in 1985. He had given land on patta to some SC/ST(lady). After Sardar ji's demise land was free for 3-4 years after that Patwaari alooted land to same SC/ST(lady) person. Now that lady also expired as well as her husband. That lady had 3 sons. I want to know whether This land can be sold to general or SC/ST by these 3 sons.

My doubt is this land was alloted to her on patta, Whether the same persons can act as owner now?

Khasra number is registered on that lady(SC/ST) name only.

thanks in advance.

You have to see documents whether the pattadar is SC/ST by applying NOC . If it is so,The sale is invalid in view of the fact that any land granted/held by a SC/ST cannot be sold by the beneficiary, the property can be succeeded by the beneficiary's heirs or the government has authority to take back the land and re-allot it to the original beneficiary or any other beneficiary. I think it is a very unwise investment without trying to understand the local land laws governing assigned lands.
