legal heir

I need assistance or advice for the following situation

6 legal heirs are their for some set of property in chennai

out of 6 legal heirs, one legal heir missed on 2001 and as of now not able to trace him

in mean time the remaining legal heirs sold one of the property indicating the legal heir missing (FIR Details and paper notification)in the sale deed with legal heir certificate from the tahsildar office mentioning all the 6 legal heirs name

second the remaining legal heirs sold one more property with another fresh legal heir certificate from the tahsildar office without the missing legal heirs name and also without any court reference in sale deed

Now they are trying to sell one more property under the same document reference as that of second property to me (where i am currently super structure owner)

As  a matter of abundant precaution you may get one more adversement inserted about the specific property you intend purchase and proceed.

I need some more clarification.  Will there any problem by other interested people of the legal heirs or according to Mr. Haridasan what will happen if the missing legal heirs reappeared.

what are the legal precautions to be taken.

what are the chance of the interruption by interested parties in the property ? In what are the way they have the chance

Can anybody clarify this.
