Online registration is now days not possible in India because of :

1st one is not available till date.

You can make any agreement by digital signature but without Stamp paper and registration that agreement cannot be valid.

1) Biometric Device (Thumb Scanner) 2) Webcam 3) Internet explorer 9 & above

Other:

1) All parties to the document and their identifiers cum witnesses should have Aadhaar Number.

2) Stamp Duty and Registration Fee should be paid online through GRAS (https://gras.mahakosh.gov.in)
