My siblings agreed to partition of my mother's property by the way of giving cash.

They want to register settlement deed in Registrar's Office.

In settlement deed what are the importants points included

If suitabel and possible within the family, prefer registered family Agreement and let your very able counsel draft it as per need.

is the property is ancestral/self acquired to your mother? who are the legal heirs?

It is believed that you are Hindu.

Property from mother's side is not ancestral.

If it is self acquired/absoloute in the hands of mother, then her husband and sosn and daughters are legal heirs.
