Transfer of property

Sir/s,
There is a Release Deed registered by Mother & one son (2/3 share) to another son, in respect of the property of the deceased.
Whether Releasee can sell the said property. What are the precautions to be taken by the purchaser.
please advise.

The property is validly transferred in the name of releasee, accordingly he is absolute owner and entitled to dispose it as he desired.

If there are no other shareholders then the releasee will be considered to be an absolute owner with clear and marketable title to the property. 
You can proceed to purchase but obtain a legal opinion before venturing into the purchase.
