Sale deed validation : un-used : self life

Dear Experts, Pl. suggest your views on the Validity of Sale Deed :
Sale Deed Executed in the Year of 1968 between X and Y persons, X person Sold the property of Agri Land to Y person, But X person Died in the year of 1970 by accident , after that Properties Transfered to Widow of X Last 40 years using the Properties and the Owner of the Properties, Widow didn't notice the Sale & She didn't aware of the SALE, Now when we check the EC, It is showing the Transaction, But Mr.Y is very honest and he is relative to X also, He Return back the Original Sale Deed., Saying that there is some understanding between X & Y for this Sale Deed., Mr.Y not demanding anything now.
So what is the effect of this SALE Deed and How the Legal Validity of this Sale Deed.

Proof of Agriculturist for Purchasing Agricultural Land

Hello,

My father had purchased an agricultural land along with 2 of his friends. On 7/12 the title is shown in my fathers name and also the names of his friends (samaik property). However on 7/12 there is something called as 84 K and we are told that in such case Government can acquire this land.

However my father is a farmer. So we submitted proof of being a farmer and applied for removing 84K from the 7/12 document. However the talathi is asking for proof of farmer for other two persons also named therein. However the other two are not farmers.

So we submitted an application for Anniwari (Division of land between the three named persons)and told the talathi that after anniwari the clause 84K be removed from the 7/12 portion that belongs to my father.

Please advice us what is the correct step we should take as per law.

Sir, As per right register i come to know that my grandfather had purchased 1/4 part of x acre of agriculture land from (A)in 1939 and the same entered in GFname in 1946 for 1/8 partand 1/8partof (A) name. The entries at right register 1943 shows that he sold 1/16 part +1/16 part to M & N farmer of land. Mr.A sold land to B in 1944.The name of B entered by deleting name A in 1946.The name of M & N entered in 1946 refering previous entry with 20 survey no ommiting 2 survey nos.the land uncultivated for years to gather after death of MY GF till 1968.After death of my father in 1995 other farmers made entry for that ommited numbers for their heirs which not appoved till date in right register from any Mamlatdar but name entered in 7/12. Can I apply for the entry my family members name?

I am a 38 years B.com graduate from a reputed University in 1991, working in a MNC as Assistant Manager- Indirect Taxation and in this field my experience is almost 15 years and having the strong desire to become an independent Indirect Tax Consultant/ Advocate.

Right from the beginning I am in this field and have in-depth knowledge of Excise, Service Tax, VAT, Import Export, EOU and SEZ also.

Recently, I have completed my LL.B from the same University.

I want to know, what is the way for me to become an Indirect Tax Consultant; I need your valuable suggestions on the matter.

How to rectify the Date of Birth filed wrongly by mistake

How to change the Date of Birth when it is wrongly filed in the High School Certificate in 1986. Actually My date of birth had been wrongly filed when the examination forms was submitted to attend the exam in 1986, but after a big time gap it was realized that there is almost 2 years gap in between the Date of Birth filed in the examination forms and later on it has become the bench mark and in the T.C. (Transfer Certificate) issued by the Village Primary School.
My actual Date of Birth is 01/03/1971 (in Primary School Transfer Certificate) and it is in High School Certificate 05/01/1969.
Dear all Experts now, I want to know that if there is any way to rectify this mistake.
It would be great help for me.

written statement filed after 90 days in civil suit C.P.C.

in one case in gujarat the diffedent were served notices they didnt filed their reply also didnt attended through their lawyer,judge passed exparte order against them.on next hearing defendats filed application for by parte the case.with reason that defendant were busy in marriage.
judge passes byparte order without any cost.
then on d.e. stage they didnt attended also not filed their written statements. case on stage of issue of frames after more than 90 days on objection of plaintiff judge passed order against plaintiff and accepted written statment at cost of 250/- only.
there is no provision in c.p.c. for that.
what to do.?

adverse possession on government land for agriculuture

sir,
i am in possession of agricultural land which belongs to me in 1960 and government records were change by law i didnt plough that land for 3 yrs. the 7/12 extract is on government name but i m still in possession and farming on the land every year.
haw can i get records on my name as adverse possession?
what are the evidence is required to claim adverse possession?
is there any judgements of the same cases is available?
please reply soon.
