Agriculture land

I purchased small farm land about 20 years ago in a village in Maharashtra I am not an agriculturist Therfore 7/12 records do not have my name though proper sale deed exsist . Will I be able to sell this agricultural land without difficulty at a fair market price There are agents who legally arrange agriculture status in my name but they are very expensive which I am unable to afford
Need your experts opinion

Sell of Agricultural Land in Gujarat

Hello,
I have a agricultural land in Gujarat which was owned by my father for years, I have completed the transfer formalities and on Sept 2016 the 7/12 also reflects the same. My question is can i sell a part or the entire land to some one else,as currently the farming is done my Step Uncles and I am not in good relationship with them .Also the Crop loan in transferred in my name as my father had it.
Is there any possibilities of my other family members (Step ones) can interfere during the course of my selling. If yes i would preplan myself in advance with Legal formalities before putting the land for Sale.

Condonation of delay and limitation act and decree

Sir,

After preliminary decree in the partition suit the opposite party filed appeal at the apex court which was dismissed further review petition was also dismissed. I filed in the year 2011 application for Final decree, metes and bound and possession of my shares in the trial court. The opposite party on one pretext or other managed to prolong my applications for final decree till my dismissal of my application. Some months back my counsel reported me my applications were dismissed for non appearance of my counsel and myself. My counsel informed me that I have to file restoration petition with condone delay petition under limitation act. I obliged restoration petition was file with condone delay petition of 65 days and the opposite party filed counter. On the date of hearing for argument I was informed by the Judge that the opposite party took next date in my absence and judge given me next date in absence of my counsel who told he is attending some other work. I came to know from sources that an application for Final decree, Metes and Bound and mesne profit is an application in a continuing suit and such applications even dismissed for default is not governed by limitation act.

Please let me know correct information so that I can arrive at correct conclusion. My counsel is not disclosing the correct information regarding my case.

Tax on property in price .

I have purchased a resedential flat @ 1cr. And I have paid by draft to seller Rs. 1 cr. But govt registrar had put the value of Rs. 1.25 cr. Now all my CA & legal adviser telling me that soon I will get notice from IT department. Need your advice.

How the money can be safely recovered

Hon,ble Learned Advocates,

Good Morning!!

The statement of facts are given below -

1. Person read an advertisement in bus of tantric fr vashikaran and all with mobile numbers.
2. He was suffering from a problem since long.
3. He approached at given mobile number.
4. Tantric requested Rs 3500 initially, and confirmed about solution of problem with vashikaran with 48 hours.
5. Next day he said some problem is in between, so he required some more money Rs 17000 for another item.
6. The he again assured for completion of task within a day.
7. Again he showed the problem in between, further requested some amount, moving in same manner he collected Rs 320000 total in a month with different kind of assurances.
8. After a month he said due to big issue problem cant be resolved.
9. Person requsted to at least something else in recovery of money and all, at least betterment in business/service.
10. Finally he said for he cant do anything instead of prayer.
11. Person has recording of telephonic communication done at those mobile.
12. All money has been transferred with bank transaction with internet banking.

At the final note, after collecting huge money he denied.My question are -

1. Is vashikaran/Tantric acts are legal in india ?
2. In this particular case, is any legal remedy possible for this particular case ? safegaurding the person ?
3. If this is not legal, how the open advertisement is being done at buses and all ?

Kindly help in matter as subject lost huge amount..how the money can be safely recoverd.

Discharging the accused

In a complaint case, there are four accused namely A B C D. A and B filed petition in High Court u/s 482. D was declared discharged by the Supreme Court. Later on, C and A got bail. Now, B is the only person who is not on bail. After final arguments in the case u/s 482, whether High Court may declare discharge from all the allegations to Mr. B if not going to quash the summoning order or what type of reliefs High Court may give if not quashing the summoning orders?

Land acquisition

Sir/Madam
National Highway authority is acquiring my land for the new national highway no 211 in Maharashtra State. My land is on this highway and very small strip of 15 meter of land is going to acquire for this highway. As per rule of national highway act 1956 they don't allow to use our land up to 75 feet which is called prohibited land area means without paying any compensation this land also belong to the property of NH as they don't pay any compensation for that land. My land is only two acre and after acquisition I will lose mostly all land. In the compensation of 15 meter land they are acquiring prohibited land free of cost which is injustice with me.
Regarding above matter we had a meeting with land acquisition officer against my objection. He said compensation will be given according to land acquisition Act 2013 at the same time rule of National Highway Act 1956 will also be applicable.
Is the government impose two acts at the same time of land acquisition if yes what is legal action I can take against the action of land acquisition officer. Can I ask the exemption of N H Act’s rules?
Please give a proper advice with available references.

Name change in index-ii

Hi,
I purchased a flat in 2000 and in Index -II my wife's name is 1st and then my name as 2nd.
Whereas in Sales Deed, my name is 1st and my wife's name is 2nd.
Now, Chairman of the society says that I'm not the first owner.
Pls. clarify and suggest whether Index-II is important or the Sales Deed.
And procedure for the Index-II correction.

Name entry on 7/12

My Father had died before my grandfather. My father had died on 29th Dec 2012 but unfortunately Death entry in grampanchayat was not done. after my grandfather death my two uncles name was entered and in spite of my mother name only my younger brother name was entered in all record of 7/12. How can I entered my mother's name in govt. record.
