Registration of Sale Agreement of Flat

I gather that reg. of sale agreement is now mandatory by law? But builder of flat is refusing to register sale agreement. He asys it is not necessary. How can I force him to register the same quickly? Can I have it registered myself at sub-registrar office in absence of builder -- after all he has executed the same by signing it. Please help me out. Thanks and regards.

flat ownership act

dear i am from umrer near nagpur I have purchased a flat and now the builder is not ready to provide car parking He said to me that you have to purchase the parking area we 36 flat owners are facing the same problem There was not such condition and the broushere indicates that ample parking will be provided

Protected Tenant BTAL Act

Dear Members,

Few questions for which I need your valuable views -

Can a Tenant who has cultivated land for few years and discontinued cultivating it subsequently be declared as Protected Tenant ?

When is last day by when one can be declared as Protected Tenant ?

7/12 extracts mention us a Protected Tenant, how can we take possession of the land?

Does the fact that the land was converted into NA land before Tillers Day & before we were added as Protected Tenant be an obstacle for taking possession or act as detriment?

gift property

if "A" donate a property in favour of "B" as gift.after that "B" becomes unsound minded,and leave the house.

no complaint file in police station.

what is the procedure to acquire that gift property in favour of "B" son and wife?

Query regarding Gift Deed

Dear Sir,
My father has made a gift deed. I have also paid the stamp duty as required, but have not yet registered the document. Please let me know within how much time the gift deed need to be registered. What is the penalty if the deed is registered late.

TIME DURATION

RESPECTED SIR,

1) my father had made a willin the names of 4 sons on 10th may 2006.he had expired on 8th nov 2009 but we have not probate the will as on date.

2)is it possible that from four of us any one can probate the will or all four is required to probate the will .

3)we have given our one property on rent for 11 months with proper agreement the time period is over now he is not ready to vacant the premises so he is forcing to continue renewal the agreement but we dont want to continue pls suggest us what to do in this case.

4)is there is maximum limt stampduty on the probhition of will.

Right over a impartiable property

Dear Experts

"A" who is a hindu, has a licensed gun. He has two sons, who are farmers with equal social status. After his death, the gun was surrendered to nearest police station. Now both the son are claiming the gun to be issued in his name. The matter was not decided by the district magistrate, thus advised to go to civil court to get an order. please decide the case with relevent laws.

parking charges

i own a flat and one reserved car parking on dhole patil road, pune.
i have two cars, one is parked in my reserved car parking covered under the building and another in open where we have ample space and we use for visitors occasionally.
now the society has passed a resolution that parking in society premises other than covered will be charged 3000 per month and they have done so and sent me bill for the same.
my question is
can a society charge a member for car parking in society.
can the charges be so exorbitant, are there ant restrictions or limit for the same.
its interesting to note here since we have ample car space we allow visitors to park car freely.
please advice me what action i should take.

buying a Flat - documents

Hi,

I have a query regarding the documents required while buying a flat.

I have been asked to obtain the below two :

1. Land Grant Certificate under Inam Abolition act

2. Alination certificate issued by Tahasildar

All other elements/documents looks good when verified.

But the builder is not able to provide the above two documents till date.

Can you please confirm how important it is to for me to possess and verify the above two documents ?

Can i Compromise with these and proceed further. Request your advice, Thank You.
