How to get ancestral property from uncle which is in his nam

Dear sir, My grandfather transferred ancestral property on my uncle's name in 1984, so that he could get loan, but my father didn't sign any document that time. Now my uncle is denying to divide the ancestral property with my father. The 'Patta' or the title deed is in his name. He is also saying that he has again taken loan from that property. It can be a lie. He is in no mood to divide the property and thinks that only he has the right on that property.
We have the entire record collected from the revenue office. On that transfer record only my grandfather signature is there, but now on the khasra number my uncle's name is there and he also have the patta for that land. I also want to tell you that it is an agriculture land. Waiting for your valuable suggestion sir and want to know that if we can get our part in this land. If we go to the court how much time it can take to get the decision and if we won the case will my uncle have to pay all the expenses of proceedings.

Rent of a flat in a chs- can the second named shareholder alone enter into a lease agreement for a f

One of our members holds a share certificate no. 027 dated 28th September 1982, which is the date of issue of all share certificates of the original Flat Alottees in our CHSL in Vashi, Navi Mumbai. The CHS was a joint venture of all original members who had leased the plot from CIDCO, erected 2 buildings and allotted flats to each of the original members. Accordinly, flat no B2-3A, was allotted to this member and the share certificate bears his name and the name of his wife, with the name of member appearing first.

Issue: The member is desirous to lease the flat as they have moved to alternative accommodation to suit their family requirements. The member says he has no objection if the flat is leased by his wife the second named shareholder. However as per norms followed in cooperative societies, as the wife’s name appears second on the Share certificate next to that of the member and therefore she is deemed as Associate member.

Query: In the aforesaid situation can the wife second named associate member lease the property independent of the member. Does she have any procedural/legal limitation in doing so? What should be the Society Management Committee’s stand in the matter? Should they insist on the member being a party to the leasing of the flat?

Registration under co op housing society

R /sirs,

My client (Member of Society)want to registration under co op housing society at Gujarat other points given below:

1.25 villas holder hold land with individual owners name.

2.Construction done on it.

3.Developer given common plot,Hall,Library etc facility.

It is possible to register with co op housing society ?????

or suggest under which Act registration is possible ???

Converting cntractual emplyee to paermanent employee

I am working as an accountant in a organisation managed by government from last 4 years as contractual. as there was a condition to make agreement after every 11th month but last three years I was not asked to sign in any agreement and was working regularly with payment. I have never been increased in my salary till date. I was paid only Rs. 10000.00/month as fixed salary. in this way I crossed my age 38yrs and now I am unable to apply for any govt.job. Is there any provision to make my employment as permanent employee or getting age relaxation by concerned dept.

Land acquisition act 1948 (rehbilitation of displaced)

Land acquired by govt under above act but
(1) Name of 2 Owners not mentioned in final offer.
(2) Owners were child at the time of proceeding and their father died serving in Army .
(3) offer was finalised in 1962.

(4) possession was tranfered in 1980 to govt.

(5) But Their Land was surplus Land and never been used by govt for any purpose till day.

whether Owners can get back their Land or compensation under New Land acquisition act 2013. ?

Harassment by society

Sir/Madam,

I had purchased a 1000 sq.ft flat in a society developed onn collectors land. I was unaware of the MHADA laws that the developer cannot sell a flat admeasuring more than 700 sq.ft

I was duped by the developer and society as the allotment letter was duly signed by the chairman/secretary then.

Now since past 4 years after the posession of the flat I have not received the maintainence bill and they are forcibly demanding the maintainence amount.

What kind of action can I take against them? should I goto the consumer court fr cheating and selling beyond the laws?

I case I go to the court what kind of compensation will I get

Gift property in malabar hill mumbai

my cousin has a share in joint family property which he wants to gift to his father, his father's wife and his wife as three donees through one single gift deed? how much stamp duty and registration charges would be required to be paid for this inter family gifting?? the property is situated in malabar hill area mumbai.
